# Miami Apartment Amenities: Pool, Gym, Concierge, Workspace—Which Actually Matter

You're paying $250–$400/month in amenity fees. Most amenities you'll never use. Here's what actually moves the needle.

Every Miami apartment building advertises a rooftop pool, state-of-the-art gym, lounge, yoga studio, and coworking space. Amenity fees are $150–$400/month. You'll use 20% of them. The question is: which 20% actually matters to you?

The Amenities That Matter

Pool: Actually Worth It (If You'll Use It)

You're paying $25–$50/month in amenity fees just for the pool. Gym membership is $40–$80/month outside the building. A pool is a seasonal luxury (usable May–October, sometimes year-round in Miami).

Pool value depends on your lifestyle. If you swim 3x/week, it's worth it. If you go twice a year, it's not. If the pool is rooftop with bay views, you'll use it more than a ground-level concrete rectangle.

Red flag: Indoor pool that's never used, or outdoor pool with terrible hours (8 AM–6 PM only—useless if you work 9–5).

Gym: Depends on Your Actual Habits

Most people don't use their building gym. They go to Equinox or CrossFit elsewhere. If the building's gym is small and poorly equipped, you won't use it.

Good gym: dumbbells go up to 100+ lbs, cable machines, free weights, not crowded. Bad gym: 5 treadmills, 3 ellipticals, pink dumbbells, always packed.

Visit during peak hours (6–8 AM, 5–7 PM). If it's packed and you hate crowds, the gym amenity is worthless.

Coworking Space: Huge If You're Remote

This is genuinely valuable for remote workers. Dedicated desks, meeting rooms, Zoom pods, separate from your unit. Works for calls without your neighbor noise in the background.

Check: Is it always full? Can you reserve a desk, or is it first-come-first-served? Is there wifi that's actually fast?

A bad coworking space (always packed, unreliable wifi) is worse than useless.

Concierge/Package Room: Nice to Have

Concierge can hold packages, arrange services, give recommendations. Package room means Amazon doesn't get stolen. Both are conveniences, not game-changers.

If you work from home and get 5+ packages/week, a package room is huge. If you get one package/month, it's not.

Amenities That Don't Actually Matter

Yoga Studio

You'll do yoga at home or at a $15/month app. Building yoga studios are used by 2% of residents. Useless.

Lounge/Social Spaces

Lounges are beautiful when empty and terrible when full. You won't randomly bump into people and become friends. You're spending $15–$30/month for an unused room.

Exception: If the lounge has a game room (pool table, darts), billiards room, or wine bar, it might get used.

Spa/Sauna/Steam Room

Looks good on the website. Rarely used. Maintenance is expensive (which is why your amenity fee goes up yearly).

Movie Theater/Private Screening Room

Miami has actual movie theaters. You won't use a building screening room for real entertainment. Maybe for a Super Bowl party once.

Business Center

Why would you use a building business center when there's coworking spaces and coffee shops everywhere? This is 2026. Useless.

The Amenity Fee Breakdown (Typical Building)

  • Pool maintenance: $30/month
  • Gym equipment/maintenance: $40/month
  • HVAC/utilities for common areas: $50/month
  • Security/staff: $80/month
  • Lobby/hallway maintenance: $40/month
  • Misc (lounge, yoga, movie theater): $50/month
  • Profit/reserve: $50/month

Total: $340/month charged to residents.

Now, how many of these amenities will you actually use in a year?

If you use: pool (50x/year) + gym (10x/year) + coworking (20x/year) = 80 times.

Cost per use: $340 × 12 ÷ 80 = $51/use.

That's expensive for a pool dip.

What to Actually Ask

  • "Which amenities are used most by residents?" (Their answer is revealing.)
  • "Can I opt out of the amenity fee?" (You can't, but ask anyway—some buildings give credits.)
  • "Are any amenities undergoing renovation or recently updated?" (New updates increase your costs next year.)
  • "What are the pool/gym hours?" (If gym is 6 AM–10 PM, and you work 9–5, it's aligned with your schedule.)

The Green Light for Paying High Amenity Fees

You'll actually use the pool + gym + coworking space + concierge. You value having options. You can afford it and it makes your life easier.

The Red Flag for Amenity Fees

Everything looks nice but you'll use none of it. You're paying for aesthetics on the website, not for actual quality of life.
