# Miami Apartment Parking: Valet vs. Self-Park, Costs, and When to Skip It

Parking in Miami is $150–$350/month. Valet is pricey. Self-park is cheaper. Skip it entirely if you can. Here's what you need to know.

Some apartments include one free parking spot. Most charge. Valet parking is convenient—you hand your key to someone, they park it. Self-park is you driving down a ramp and finding your spot. Valet is usually $200–$350/month. Self-park is $100–$200/month.

Valet vs. Self-Park: The Real Breakdown

Valet: Convenience Tax

You pull into the lobby, hand your key to someone, and walk away. Your car is parked for you. They move it if needed for cleaning or maintenance. You don't walk to a lot in the heat.

Cost: $250–$350/month in downtown Miami, Brickell, Edgewater.

When it makes sense: You're driving daily, you don't want to walk more than 50 feet, you live in a building where self-park is literally a 10-minute walk to your car.

When it's wasteful: You drive once a week. Your car sits for days. You're paying $4,000+/year to park a vehicle that travels 100 miles/month.

Self-Park: Budget Move

You drive to your spot. It's in a garage (hopefully) or a lot. You walk to your car (could be 5 minutes, could be 15). You pay less.

Cost: $100–$200/month in most of Miami.

When it makes sense: You don't drive daily. You're budget-conscious. Your unit is close to the garage. You don't mind the walk.

When it sucks: You're in a flood zone and your spot is below grade (flooding risk). You're on a high floor and your car is in a ground-level garage (security feels bad). You work downtown and park outside the building (that's not "parking in the building," that's street parking or lot parking—different pricing).

Free Parking Negotiations

Some buildings offer:

  • "First month of parking free" (saves $150)
  • "First three months free" (saves $600)
  • "Waived parking for 12-month lease" (saves $1,800+)

Ask directly: "Is parking negotiable?" The answer is usually no during peak season (Sept–Oct). During slow season (May–Aug), sometimes yes.

Guest Parking

Most buildings allow guest parking (free or paid). If free: unlimited (usually). If paid: $15–$25/day, or $20 for a 48-hour pass.

Do the math: If your guests visit twice a month at $20/visit, that's $40/month. If you have 10 friends who each visit once, that's expensive.

Some buildings let you buy guest passes in bulk ($100 for 10 visits, etc.).

EV Charging

If you have an electric car: does the parking include a charging station?

Most buildings with EV charging charge extra ($30–$100/month). Some buildings include one free charger per unit.

Ask: "What's the EV charging fee?" and "How many free chargers are there?"

The Math: Should You Even Get Parking?

If you drive 3x/week:

  • Uber/Lyft at $8 each way = $48/trip = $576/month

If you own parking at $150/month:

  • Parking: $150
  • Gas/insurance/maintenance: ~$250/month
  • Total: $400/month

Owning parking wins economically ($400 vs. $576).

If you drive once a month:

  • One Uber roundtrip: $16/month

Parking at $150/month is wasteful.

Red Flags in Parking Agreements

  • "Parking deposit is non-refundable"
  • "Dings/scratches charge $500+" (get this in writing—what counts as a ding?)
  • "You're responsible for theft or damage" (find out the building's liability)
  • "Parking can be moved to a different location at any time" (read this carefully—they might move you to the roof or off-site)
  • "Monthly parking rate increases 5%+ annually" (ask for increases capped at CPI or flat rate)

Pro Tip: Negotiate the Parking Separately

The leasing office will give you a package (rent + parking). Try asking for:

  • "Can you quote me rent without parking, and parking as a separate line?"

Then negotiate parking. Sometimes they'll drop parking prices if you're locking in a long lease.
